Diversity of Offers as a Trend

The St. Petersburg International Property Show held in St. Petersburg in October 2009, had a number of distinguishing characteristics noted by experts. In particular the show participants did not confine themselves to offers of apartments, homes, or residential complexes. In many cases the matter concerned commercial properties, related services and the options of buying out various businesses.

"We represent the commercial real estate market," - said Igor Lapshin, Director of ST 77. - "this is a specialized and very exciting market which belongs more to the sphere of finances. Housing is the main offer at this particular show, but our bids also kindle general interest, for we virtually provide an opportunity to buy a business in Germany and you'd agree that this is a promising area."

Maxim Simunin, Vice-president of the Swiss company Dios, had similar ambitions: "We offer both residential and commercial properties in Switzerland. We could mediate in buying a business: petrol stations, service stations, shops." In the words of Mr. Simunin, Swiss petrol stations bring a modest yield by Russian standards - about 7% per year, but this is a stable and reliable source of income and the interest in such opportunities is quite understandable.

Raisa Semichastnova, General Director of Semia, had exotic businesses to offer: "our company will help you buy knitwear manufactures, hotels, or fisheries which are a very special offer." Fishing is a well-established business in Serbia; not so many fisheries are on sale and buyers appreciate such bids.

Artem Alekseev, PR Director at Law firm ltd., reported that his company was mainly engaged in migration. This broad concept includes assistance with property acquisition and the advice on running a business. For example, land is sometimes leased for 300 years, but buyers often forget to ask when this term expires.

Sodul Development, operating in the Czech and Slovakian markets, apart from its main business, also helps Russian boys and girls enter Czech educational institutions. Victor Bobkov, aide of the company's CEO, told us that many Russian youths were willing to study at Charles University in Prague, one of Europe's oldest establishments. You may get free education in Czech or pay for studying at the English department. However our entrants usually have enough time to learn Czech during a year of preparation studies.
